'Terms and Conditions (Terms)'
Refers to this agreement which governs the use of the Service and the relationship between the user and the Company.

Means the individual accessing the Service, or the company or legal entity on whose behalf such individual is accessing the Service.


2. Acknowledgment


These Terms and Conditions govern your use of the Service and form the entire agreement between you and the Company regarding access to the website and reservation platform.


By accessing the website or making a booking, you acknowledge that you have read, understood, and agree to be bound by these Terms.


If you do not agree with any part of these Terms, you may not access the Service or make reservations through the website.


3. Reservations and Payment Terms


All reservations are subject to availability and confirmation by the Company.


Deposit:

15% deposit of the total reservation amount will be charged at the time of booking confirmation to secure the reservation.


Remaining Balance:

The remaining balance (85%) will be automatically charged 28 days prior to the scheduled check-in date.

You are responsible for ensuring that the payment method on file is valid and has sufficient funds when the scheduled payment is processed.

Failure to process payment may result in cancellation of the reservation.


4. Cancellation Policy


Guests may cancel their reservation under the following conditions:


  • Full refund if cancelled at least 30 days prior to the scheduled check-in date
  • Cancellations made within 30 days of check-in are non-refundable


Refunds will be issued to the original payment method used at the time of booking.

Processing times may vary depending on the payment provider.


5. Damage Waiver Protection


$75 flat damage waiver fee is included with each reservation and provides protection for accidental damage to the property during the guest’s stay.


The damage waiver provides:


  • Coverage for 100% of reported accidental damages
  • Maximum protection limit of $20,000 per reservation


Conditions include:


  • Damage must be reported during the stay or immediately upon discovery
  • Coverage applies only to accidental damage
  • Coverage does not apply to intentional damage, theft, negligence, missing items, excessive cleaning, or violations of house rules
  • The Company reserves the right to inspect and determine the validity of damage claims


Any damages exceeding the $20,000 coverage limit, or damages that are excluded from the waiver, remain the responsibility of the guest.


6. Reservation Modifications


Requests to modify reservation dates or booking details may be submitted but are subject to availability and approval by the Company.


Approved changes may result in price adjustments based on seasonal rates or updated availability.


7. Guest Responsibilities


Guests agree to:


  • Follow all property rules and policies
  • Respect the property and surrounding community
  • Be responsible for any damages caused during their stay


The Company reserves the right to charge for damages, excessive cleaning, or violations of house rules.


8. Limitation of Liability


To the maximum extent permitted by law, the Company shall not be liable for:


  • Loss or theft of personal property
  • Injuries sustained on the property due to guest negligence
  • Events outside reasonable control, including natural disasters, weather events, power outages, or government restrictions


9. Use of the Website


You agree not to:


  • Use the Service for fraudulent or unlawful bookings
  • Attempt to disrupt or interfere with the website or booking system
  • Provide false or misleading information


The Company reserves the right to suspend or terminate access for violations of these Terms.


10. Third-Party Services


The Service may contain links or integrations with third-party services.


The Company is not responsible for the content, policies, or practices of any third-party services.


11. Changes to These Terms


The Company reserves the right to update or modify these Terms at any time. Updates will be effective upon posting to the website.


Continued use of the Service after changes are posted constitutes acceptance of the revised Terms.
